Gables Residential Gets Approval for Pike District Development

Gables Residential has received preliminary and site plan approval from the Montgomery County Planning Board for Gables Pike District, a mixed-use development at Old Georgetown Road and Executive Boulevard. The approval is for 521,000 square feet of new development comprised of up to 476 apartment homes and 31,000 square feet of retail, according to an announcement by Gables Residential.

Gables Pike District will encompass 5.14 contiguous acres. Plans include three interconnected buildings, two new streets, and a new parking garage that will serve the adjacent Wall Park and Montgomery County Aquatic Center along with the new development. In addition to the public-private garage, Gables Pike District will also include a bike-share facility, more than 200 bicycle parking spaces and public art in the new development.

Gables Pike District is part of the White Flint Sector Plan, which was approved in 2010. The planning area was recently rebranded as the Pike District. The project entails the redevelopment of an existing surface parking lot, a portion of the parking lot at North Bethesda Conference Center, as well as the realignment of Executive Boulevard.

Gables Pike District is one block from the White Flint Metro station. Construction will occur in three phases. The first phase, expected to begin early next year, will include the parking garage for the residential and retail portions of the project. The first residential building is expected to start construction in 2017, according to Gables Residential.
