A higher Contract Ratio signifies a relative increase in contract activity compared to supply, and indicates the market is moving in the seller's favor. A lower Contract Ratio signifies a relative decrease in contract activity compared to supply, and indicates the market is moving in the buyer's favor. In this article, we breakdown the trends in the Contract Ratio for detached homes, townhouses, and condos to see what's happening in the Bowie real estate market.
BOWIE DETACHED ACTIVITY:
In Bowie, MD, the median sold price for detached properties for June was $394,495, representing a decrease of 6.6% compared to last month and an increase of 1.2% from June 2019. The average days on market for units sold in June was 26 days, 27% below the 5-year June average of 35 days. There was an 8.5% month over month increase in new contract activity with 115 New Pendings; a 2.6% MoM increase in All Pendings (new contracts + contracts carried over from May) to 159; and a 3.4% increase in supply to 60 active units. This activity resulted in a Contract Ratio of 2.65 pendings per active listing, down from 2.67 in May and an increase from 1.17 in June 2019. The Contract Ratio is 86% higher than the 5-year June average of 1.43. This indicates the market continuing to favor sellers.

BOWIE TOWNHOUSE ACTIVITY:
In Bowie, MD, the median sold price for townhouse properties for June was $321,900, representing an increase of 10.4% compared to last month and an increase of 7.3% from June 2019. The average days on market for units sold in June was 17 days, 36% below the 5-year June average of 26 days. There was a 30% month over month increase in new contract activity with 39 New Pendings; a 21.4% MoM increase in All Pendings (new contracts + contracts carried over from May) to 51; and a 13.3% decrease in supply to 13 active units. This activity resulted in a Contract Ratio of 3.92 pendings per active listing, up from 2.80 in May and an increase from 2.14 in June 2019. The Contract Ratio is 68% higher than the 5-year June average of 2.33. This indicates the market continuing to favor sellers.

In Bowie, MD, the median sold price for condo properties for June was $220,000, representing an increase of 8.9% compared to last month and an increase of 2.1% from June 2019. The average days on market for units sold in June was 10 days, 72% below the 5-year June average of 36 days. There was no month over month change in new contract activity with 9 New Pendings; a 15.4% MoM decrease in All Pendings (new contracts + contracts carried over from May) to 11; and a 33.3% increase in supply to 8 active units. This activity resulted in a Contract Ratio of 1.38 pendings per active listing, down from 2.17 in May and a decrease from 1.89 in June 2019. The Contract Ratio is 46% lower than the 5-year June average of 2.56. This indicates the market beggining to favor buyers.
