Coldwell Banker Home Listing Report Finds Stevensville Ranked Most Expensive Market in Maryland

Stevensville is most expensive market in the state and 14th most expensive in the U.S., with an average listing price of $1,009,530.

Today, Coldwell Banker Real Estate LLC released its 2014 Home Listing Report, which ranks the affordability of 34 real estate markets in Maryland as well as more than 1,900 markets nationwide. The Coldwell Banker® Home Listing Report named Stevensville as the most expensive market in the state and 14th most expensive in the U.S., with an average listing price of $1,009,530.

The annual report is the most extensive home price comparison tool currently available in the United States, ranking the average listing price of four-bedroom, two-bathroom homes in nearly 2,000 markets. While other affordability reports provide average or median prices for all homes in a given area, the Coldwell Banker Home Listing Report analyzes more than 51,000 similar listings to better address how much a home in one market would cost if the same home were located somewhere else in the country.

“Stevensville is a very unique and upscale area, given its serene water views and close proximity to Annapolis, Baltimore and Washington, D.C.,” said Dean Cottrill, president of Coldwell Banker Residential Brokerage, Mid-Atlantic. “Whether moving for lifestyle or a career opportunity, home buyers can use the Coldwell Banker Home Listing Report to compare the average listing prices of similar homes in different parts of the region.”

While the study is based on four-bedroom listings, Stevensville is an upscale community on Kent Island where Coldwell Banker represents many properties of different sizes. Coldwell Banker’s top three most-expensive four-bedroom listings include: 200 Long Creek Court at $1,187,500; 3310 Love Point Road at $1,100,000; and 204 Lighthouse View Drive at $999,000, which are all close to the average found in Coldwell Banker’s Home Listing Report.

The top five Maryland markets ranked in the report are Stevensville, Ocean City (#116 at an average listing price of $620,419), Annapolis (#146 at $580,620), Severna Park (#153 at $576,139) and Ellicott City (#230 at $508,104).

In addition to providing a look at the most expensive and affordable markets in the nation, the Home Listing Report also provides data for each individual state in the country. Full data for Maryland, including affordability rankings of its local markets, is available at hlr.coldwellbanker.com. To be included in the report, markets were required to have a minimum of 10 four-bedroom, two-bathroom home listings between January and June 2014. Markets not included in this year’s ranking did not meet this requirement. Maryland ranked number 10 on the most expensive average state listings in the country.
