Don't Sabotage Your Home Sale This Spring! Get Ready!

Don't sabotage your home sale this spring. You don't want to rush to market before you have decluttered and freshened up your home.

Do you plan to sell your home this spring? Then you need to be serious about marketing it. Of course you want to choose a Realtor who understands marketing and can push your home everywhere possible into the Internet and provide great guidance and communication. But there is also a lot that you can do to strategically market your home.
When you list your property for sale you are selling a product on the open market. There is a lot of competition from other properties. The only way to sell that product at its highest and best price is
if buyers feel it's priced fairly,
if buyers feel it suits their needs,
if buyers believe it's in good condition and has been well cared for,
if buyers like it more than any other house they look at.
Do not list your property until it is ready. You will sabotage your own sale. Instead you want to take the time to create the appeal that will make a buyer want your home over all the others on the market. If you skip this crucial prep time, your house will likely be for sale much longer than if you had taken the extra days to prepare it for market. Those extra days on market will require you to drop the price to get any showing activity – hardly what you were trying to achieve!
Do not make the mistake of rushing to market rather than spending your energy to get the property ready for sale – because it isn’t about getting your home listed – it’s about getting it sold.
So, how do you prepare a property for sale?
You already know how important it is to have quality pictures when listing your home for sale. The Internet photos now are considered to the first showing of your property because most potential buyers begin their search for a new home online. When a buyer actually walks into your home that is their second showing because they saw it for the first time on line and made the decision then whether to take the time to come and physically view it.
Clearly these photos are crucial so you must take the time to prepare for them. Declutter each room to show space and to clearly define its function. Make each room visually and emotionally appealing.
Cleaning and organization require only your time and effort. Fresh paint will add value to your house without costing much money. Budget friendly light fixtures greatly enhance perceived value in a buyer's mind and fresh bedding suggests luxury and relaxation to a tired buyer.
Once you have great photos on line you have more work to do! Quality photos get the attention of buyers, and they result in showings. When buyers come to the house it must live up to their expectations.
It is hard to keep a property in show-ready condition, particularly when you have children, dogs, or elderly family members, but worth the effort. You can have your house on the market for a short time or you can be laid back and live life as usual while your property sits on the market for a much longer time.
