Residential Construction Begins At Chelsea Heights, New Luxury Townhome Community on The Edge of Downtown Silver Spring

One of Six EYA Neighborhoods in Development in Montgomery County

Construction has begun on the residences at Chelsea Heights, the new luxury townhome neighborhood from EYA located on the old Chelsea School site at the edge of downtown Silver Spring. The neighborhood is the only new-for-sale residential construction in downtown Silver Spring. First move-ins are expected in spring of 2015.

One of six EYA neighborhoods in development in Montgomery County, Chelsea Heights reflects the company’s Life Within Walking Distance® mantra by offering residents easy access to office and retail as well as downtown Silver Spring’s vibrant arts and entertainment scene which includes The Filmore, AFI Theatre and outdoor skating and concerts at Veteran’s Plaza. Whole Foods and FRESHFARM Farmer’s Market are just a block from the neighborhood. The community is “walkable” to more than 1 million square feet of retail and 7 million square feet of office space and offers unparalleled access to work and play amenities.

Chelsea Heights’ prime location also offers the added benefit of reduced commute time and parking expenses. The Metro’s Red Line Silver Spring Station is less than a 10-minute walk and the proposed east-west Purple Line Silver Spring station will be only two blocks away.

Upon completion, the 63-home neighborhood will include nearly three acres of open space with multiple courtyards and two parks. Across Ellsworth Drive is the four-acre Ellsworth Urban Park, a popular recreational and dog-walking area.

Designed in craftsman style architecture to integrate with the surrounding neighborhood, Chelsea Heights townhomes include three and four-bedroom options with up to 3.5 baths. Buyers can choose from six market-rate floor plans that range from 1,681 to 2,687 sq. ft. All residences are built to LEED for Homes standards and feature island kitchens, lofts, rec. rooms and expansive rooftop terraces. Contemporary finish options such as linear fireplaces, exposed brick and decorative stair rails are offered.

Front porches and rear yards are available at select home sites, and most residences include a two-car garage. Reserved off-street parking is available.

Home sales prices range from $700,000 to $900,000. Eight 1,397-square-foot, moderately priced homes (MPDU) are also being sold. A restored, 150-year-old farmhouse on the site will be offered as a single family home.
