Braintree Approves 55+ Condo Complex On Hancock Street

Planning board officials said five of the units will be designated for affordable housing.

BRAINTREE, MA — The planning board gave the green light Tuesday for the construction of a 30-unit senior housing complex on Hancock Street.

Arista Development LLC, of Norwood, will construct the four-story condominium complex for residents 55 and over. The building will go on the vacant lot at 99 and 107 Hancock Street, across from Braintree Lumber. Each unit will have two bedrooms and two bathrooms. The complex will also have 64 parking spots, and 30 of them will get built under the building.

Planning board officials said five of the units will be designated for affordable housing. Those will cost $280,000, while the rest will cost $575,000.

Planning Director Melissa Santucci Rozzi said the approval is subject to Arista Development meeting a number of conditions. One of the conditions includes giving the town $10,000 for traffic mitigation measures.

The condominium project has been ongoing for over a year. It drew opposition from some neighbors and town officials who thought the building was too large to match the existing neighborhood. There were also some concerns about traffic, but a consultant for the developer said the building won't add much traffic to the neighborhood.
