Pub Building Listing May Have Advertised Easy Rent-Raising
The Brendan Behan Pub building was put on the market for almost $3 million.

JAMAICA PLAIN, MA - The well-known Jamaica Plain building that hosts the The Brendan Behan Pub and several private dwellings was put on the market in January for $2,995,000.
The property is also the first location of the locally-owned pet supply and service store Tails and the fusion empanada joint Pikalos, Jamaica Plain News reported.
The listing on Coldwell Banker Homes allegedly advertised the ease at which a landlord could raise rents on the current tenants.

Jamaica Plain News reported the listing read: “Combines strong retail with great residential and prime location and room for increased rents (plus automatic increases in commercial leases over time!).”
It appears the listing, which was posted 20 days ago but says it was updated Jan. 25 has now been changed to read: “Combines strong retail with great residential and prime location! Incredible investment in ultra-desirable Jamaca Plain location in popular Hyde Square near Whole Foods where Centre meets Perkins - incredible rental history with below market rents on four spacious two bedroom units.”

The listing does advertise the building residents’ immaculate history of paying rent.
“Strong commercial tenants with strong rental history paying net rents with multiple years remaining on leases. (Tenants pay most of the real estate tax bill, insurance and water/sewer bill for the building keeping landlord expenses low),” the listing reads.
