New Downtown Development Gets Planning Board Approval
The planning board approved the site plan for the North Main Street/Thomas Street development from Crugnale Properties.

MANSFIELD, MA — A new mixed-use development will be allowed on North Main Street near the intersection with Chauncy Street.
The planning board approved the site plan for the North Main Street/Thomas Street development from Crugnale Properties. Board member Sharon Friendman was the lone dissenting vote, citing concerns with the size.
Plans call for a 100-unit building with 150 parking spaces and 11,600 square feet of retail space. Unlike other Crugnale projects like One Mansfield and Rumford 214 , this one will have an emphasis on one-bedroom apartments with the split between one- and two-bedroom apartments favoring the former.

"What we're finding is we have a lot of professional couples who will take the lower rent," developer Marco Crugnale told the board in May. "A lot of people are moving to Mansfield. They love the town and hop on the train. It's more common for couples to have one car."

Planning board member Ralph Penney, while torn, said he liked the building and thinks it will improve the downtown area.
The color of the building is not final and development Marco Crugnale said he is willing to come back in front of the board if there is a change.
