Natick Tax Rate To Dip Slightly, But Bill Will 'Look Higher'

The tax rate is declining but the value of homes in Natick has skyrocketed.

NATICK, MAβ€”While the property tax rate is slated to dip ever-so-slightly for FY2019 in Natick, the real estate bill will still look a little higher, according to officials.

At a tax classification hearing on Tuesday, Nov. 13, at 7 p.m. at the Town Hall, the Board of Selectmen will vote on a rate of $12.71 per $1,000 value of the home, which is a decrease of 34 cents from FY2018. While that shows a small drop in the rate, Director of Assessing Jan Dangelo explains that the value of homes in Natick has skyrocketed.

"Homeowners may see an increase in their tax bill," said Dangelo.

The average assessed home in Natick has risen from $570,732 in FY2018 to $613,133 in FY2019. That's about a $340 increase in the annual tax payment.

Since it is a revaluation year for Natick, Dangelo said its typical for the property tax rate to decrease.

The property tax rate for FY2018 in Natick was $13.05 and for FY2017 $13.49. The largest it has been in recent years is $14.34, which it rose to in FY2013.

"The market here in Natick is active and other surrounding similar communities have seen this also," said Dangelo. "Natick is located well and is well managed. The school system is also very good. In other words, it's just an overall, nice community with a fairly low tax rate compared to our surrounding communities."
