Sudbury Attains Ten Percent Affordable Housing Threshold; More Units Coming

With 250 units at Avalon, and more than 50 high-end senior housing units at Meadow Brook, Sudbury is easily above the ten percent threshold.

SUDBURY, MA — As of FY2018, Sudbury now has 608 affordable housing units in town, announcing recently it has attained the 10 percent affordable housing threshold needed to hit to be in a "safe harbor."

Being in a "safe harbor" means an ability to be approved for future comprehensive permit applications. The town hit the threshold thanks to an additional 250 affordable units created by Avalon Properties in FY2018, pulling the percentage from 9.81 percent to 10.19 percent.

The ten percent threshold, explains town officials in a recent announcement, is a parameter set by the Department of Housing and Community Development for 40B compliance.

This is an estimate and projection for Sudbury’s Subsidized Housing Inventory (SHI) for 2020 with the current information available. The projection includes an additional 60 affordable housing units to be built in Sudbury at Meadow Walk,a mixed-use development at the former Raytheon property that will include restaurants, high-end senior housing, luxury apartments, a Whole Foods, open spaces and retail.

"This analysis estimates that Sudbury will remain over the 10 percent threshold in 2020, surpassing the threshold by 5 affordable housing units and potentially staying in this ‘safe harbor’ to 2030," said the announcement.
