The asset features prominent signage and visibility along Route 9, the area’s dominant thoroughfare with over 48,800 vehicles traveling past the site on a daily basis. Paired with direct signalized access from both directions, extensive surface parking and convenient drive-thru capability, the tenant is ideally positioned in the market to capitalize on the affluent neighboring communities west of downtown Boston.

The asset features secure cash flow generated by an investment-grade tenant on a long-term, bondable NNN lease with contractual rent escalations every five years and is being offered to potential investors without a formal asking price, free-and-clear of existing debt.
