How You Can Make Your Home Stand Out in a Competitive Market

Sheryl Simon is a Principal at Benoit Mizner Simon & Co. in Weston and Wellesley

Homes are selling fast, and that’s no secret. A recent survey shows that 40% of people between the ages 18 and 44 are looking to buy a home. Although houses aren’t staying on the market for long due to high demand, there is still competition within the seller’s market. If you want your property to move off the market quickly, stand out and possibly generate a bidding war, here are some things you need to consider:

Staging for Summer

Staging can be key when it comes to preparing your house to go on the market, but for summer, it’s important that you don’t spend all your time prepping the inside. Optimize your outdoor space with patio furniture so potential buyers can picture themselves entertaining or relaxing with family. Adding a DIY mini bar or offering food from the grill during an open house can also help prove a homey atmosphere. Make sure you put away anything pet-related when staging your house as not everyone will envision a home with house pets and some potential buyers have allergies. Best to put pet-friendly things in storage and throw away old pet toys during your decluttering process!

Bring the Plants Inside

You would never forget to touch up your landscaping, trim the grass, or plant some colorful flowers, but you can go one step further by bring nature inside! Flowers and plants create an open and welcoming environment. Getting the right flowers can add a pop of color, but don’t forget to keep on top of watering them! If you’re looking for a lower maintenance plant, succulents can do the job, too! Greenery can help fill the awkward and empty spaces that are created after cleaning and depersonalizing take place.

Virtual Tour

Everyone knows that good photography is a must when it comes to selling your home. However, you can go one step further and do a video tour, and maybe even use drone footage. A recent statistic shows that listings that use a video to showcase their home received 403% more inquiries than those that did not. Using video, you can sell the idea of your home to potential buyers before they even step foot in it.

Turn Your Bathroom into a Spa

Give your bathroom some extra spa elements so potential buyers can envision their morning routine with a little relaxation thrown in. You can accomplish this by putting out some hand towels with ribbons wrapped around them or adding a scented candle with a calming aroma. You might even consider repainting with earth tones to create an organic and soothing atmosphere. A nice additional touch would be to put all your shampoos, conditioners and lotions into matching dispensing pumps to get rid of all the different labels.

If you follow these tips you will be able to stand out against the competition and get your house off the market as quickly as possible. Focusing on both the interior and exterior and giving your home the extra attention it needs will help it reach its full potential. It’s often the little things that can make a big difference when marketing your property to potential buyers.
