Winchester Real Estate: Median Sale, Listing Prices

WINCHESTER, MA—Despite climbing property values across the Commonwealth, median sale prices have decreased in Winchester.

According to Trulia’s most recent data, median sales prices sit at approximately $425,000 in Winchester. Earlier this year, Winchester’s median sales price reached $940,000 which was the highest mark since the year 2000. Prices as of Dec. 31 reflect a decrease of approximately 55 percent from those numbers.

However, Winchester’s listing prices also continue to fall. Homes were listed at an average price of $1.31 million during the week which ended Jan. 13. This reflects a $282,282 or 17 percent decrease from Dec. 23’s average of $1.59 million and a 5.4 percent or $75,521 decrease from the prior week.

The housing market is seemingly growing thinner, according to the data. As of Dec. 23, 36 homes were listed for sale in Winchester. That number decreased to 31 homes between Dec. 23 and Jan. 13.

Zillow predicts that Winchester’s Zillow Home Value Index will increase from $878,800 in Jan. to $881,000 in Feb.
