Woburn Real Estate: Median Sale, Listing Prices

A breakdown of Woburn's current median sale and listing prices.

WOBURN, MA—Despite skyrocketing property values across the Commonwealth, median sale prices have decreased in Woburn. .

According to Trulia’s most recent data, Homes sold in Woburn since October 2015 sold for a median price of $189,900. This reflects a 54.8% or $230,100 drop in median sales price. Trulia also reports that sales prices in Woburn have depreciated by 42.5 percent over the past five years.

However, listing prices continue to rise. Homes were listed at an average price of $496,454 during the week which ended Jan. 13. This reflects a $35,141 or seven percent increase and a 1.6 percent increase from the prior week.

The housing market is seemingly growing thinner, according to the data. As of Dec. 23, 46 homes were listed for sale in Woburn. That number decreased to 37 homes between Dec. 23 and Jan. 13.

Zillow predicts that Woburn’s Zillow Home Value Index will increase from $397,600 in Jan. to 399,000 in Feb.
