Five-Story Apartment Slated For Downtown Royal Oak
The former Billings Lawn Site will be developed into an apartment building offering one- two- and three-bedroom units.

A five-story, 65-unit apartment building is a go for downtown Royal Oak. The Royal Oak planning commission green-lit the project last week, voting 6-1 to grant the zoning variance necessary for construction to begin, according to the Oakland Press. Developers Len Nadolski and Larry Burr who co-own LL Real Estate have other property development deals under their belts, including other projects in Michigan as well as Ohio and Florida. The pair told the Press they plan to own and operate the building after construction.
The building has several features that make it eco-friendly: a ride-share option where tenants can share a common car as needed, a loading zone for services like Uber and Lyft, bikes tenants can borrow as needed and a bike “livery” where residents can do their own bike repairs and put air in their tires. The building is being designed by Krieger + Klatt Architects of Royal Oak.
The project will offer one, two and three bedroom apartments, as well as a roof garden on the top level. While the units have condominium design and will eventually be sold, developers Nadolski and Burr plan to rent the units initially while they wait for a good time the housing market to begin sales.
