Why isn't my West Bloomfield home selling?

I was recently contacted a homeowner that had a West Bloomfield home for sale for almost a year. She was upset with her agent. She had a list of things the agent did not do. He was slow in providing her with the feedback every time the home was sold. She did not think that her current real estate agent was marketing the home very well.

The home had been on the market since the beginning of March last year. Yes the Metro Detroit real estate market has slowed down, but homes are selling. So the most obvious reason the home did not sell was that it was that her West Bloomfield home was over priced for the condition it was in.

So you have to realize that 80% of the buyers are going to look at your home on line or in person, but then never going to make an offer.

The internet age has made home buying so much easier. The buyer is just going down the street to the next house. Over to the next city to buy a better home. They are not going to make you an offer many times if it is so over priced.

So the key is to price your home right. Take a hard long look at the condition of your home. Look at the recent comparables. Yes sometimes it takes sitting down with a different realtor that is honest to tell you the hard truth. You may not want to hear it, but at least you will know what it will take to get your West Bloomfield home sold this year.
