Planning Commission
On Monday, May 24, the Planning Commission will conduct two public hearings. An application will be considered for a Holiday Convenience Store & Auto Care World Service Center. The applicant is requesting to construct a 5,200-square-foot gas station/convenience store with a car wash and an 11,280-square-foot auto repair facility on the property located in the NW corner of the intersection of Pioneer Trail and Hennepin Town Road. The property is 3.96 acres and relatively flat, but steeply rises nearly 15 feet along the west side of the property. There are wooded areas along the west and south sides of the property. The property is guided Commercial and zoned Neighborhood Commercial. The proposed uses are permitted under the current zoning. The gas station/convenience store is proposed to be located in the southeast corner of the site. The gas pumps are proposed in the corner of the site parallel to Hennepin Town Road with the convenience store and car wash behind the pumps.
The Planning Commission will also consider an application for Morimoto City Homes. The applicant is requesting approval to construct 16 owner-occupied town home units at 9360 Hennepin Town Road. The property is located on the west side of Hennepin Town Road, ¼ mile south of Anderson Lakes Parkway. The property is 2.85 acres and currently includes a single family home. The land is generally flat with a small wetland on both the west and east sides of the property. The eastern two-thirds of the property is wooded with some trees around the perimeter of the property. The proposed density of the project is 5.6 units per acre. The proposed project is consistent with the Medium Density Residential guiding, which allows a density of 5 to 14 units per acre and the proposed zoning, which allows 6.7 units per acre. The applicant is requesting to rezone the property to RM-6.5. The proposal includes two-story attached townhomes in groups of 4 and 5 units.
