Six public hearings have been scheduled for the April 8, Planning Commission/Board of Adjustments and Appeals (BOAA) meeting. The hearings will be held to discuss:

  • Text amendments to City Code Section 151.038. The first proposed change would eliminate sections of the code that are in error or redundant, and would direct readers to a zoning table for an accurate list of permitted, conditional and accessory uses. The second proposed change would create developmental standards for townhouse proposals. The change would allow for smaller lot sizes and denser developments when townhouse products are proposed, but maintains necessary setbacks from lower density units.
  • Annexation and Zoning of property to Light Industry (I-1) Zone and rezoning of property from Highway Business (B-1) Zone to Light Industry (I-1) Zone at 3rd Avenue West, west of Old Brick Yard Road. The property is currently located in Jackson Township and is zoned by Scott County as Urban Business Reserve. The property owner is proposing an expansion of the business at that location, which is not allowed under its current zoning. Annexation of the property would allow the city to rezone the property as I-1, Light Industry, which in turn would allow the business to complete the expansion.
  • Preliminary Plat and Planned Unit Development of Valley Crest. Jason Palmby, Magellan Land Development has applied for a Planned Unit Development for the property at 1868 Mystic Lake Drive South. The applicant has partnered with M/I Homes and is proposing 175 lots with 45 carriage homes, 68 villa homes and 62 single family homes.
  • Rezoning of 7380 and 7480 County Road 101 from B-1, Highway Business to I-2, Heavy Industry Zone. Mesenbrink Construction has applied to rezone two properties after a third adjacent property was rezoned to I-2. The applicant intends to remove two accessory buildings and construct a multi-tenant industrial building on the site.
  • Rezoning property at Vierling Drive West and Lincoln Street to Multiple Family Residential District (R-3). The City of Shakopee has submitted an application to rezone a property from R-4, High Density Residential to R-3, Multiple Family Residential. The change would reduce the maximum allowed density on the site. The property is currently owned by the Economic Development Authority and is under contract with a developer.
  • Conditional Use Permit for a vehicle repair operation at 7300 County Road 101. The property in question was recently rezoned to I-2, Heavy Industry, and a multi-tenant industrial building was constructed on the site. The repair operation is expected to service personal and commercial vehicles.
