County Planners Warn Against Business at Gravois & Musick

The St. Louis County Planning Commission approved the 50+ acre development bringing new mid- to high-priced homes in Affton, but residents and county officials alike are nervous about the future of the property. 

McBride Berra LLC own the entire 67-acre tract, but plan to build 124 new houses only takes about 50 acres, leaving 15 acres at the corner Gravois and Musick roads open for future development.

Neighbors of the possible new development say they fear developers are planning a commercial use at that corner, such as a gas station. Residents told the planning commission that the area doesn't have the space or traffic flow to handle a business at the corner.

And the St. Louis County Planning Department seems to agree.

The department included the following warning to developers in their final report before the planning commission's vote to approve earlier this month:

Of particular concern, the Department finds it noteworthy that this developer has control of a total 67 acre tract that includes 15 acres at the corner of Musick and Gravois roads, yet the corner parcel has been excluded from the P.E.U. proposal. This begs the question as to why it was excluded from this request. The Department can only assume it was omitted for a higher intensity for future use. It is the opinion of the Department that approval of this rezoning/P.E.U. should not be construed as an endorsement for non-residential development at the corner of Musick and Gravois Roads.

That means that if developers want to bring a business to the corner, they'll have to convince the planning department first—and the department is inclined to disagree.
