New 50-Acre Residential Subdivision May Be Coming to Chesterfield

The plans for the "Arbors at Kehrs Mill" comes as area homebuilders are seeing an increase in demand.

A large vacant lot at the corner of Kehrs Mill and Strecker roads near the Goddard School may soon be a home to a new, 58-acre residential subdivision.

The city of Chesterfield has posted a public hearing for the development, which is called the Arbors at Kehrs Mill. Chesterfield Planning Director Aimee Nassif said the subdivision is being built by McBride and Sons and will contain “single-family detached dwellings.” In more plain terms, this means that it will be all single-family homes, not duplex or apartments.

McBride has requested a change of zoning for the property, from E-1 Estate District to a PUD, or planned unit development. A public hearing on the zoning change is scheduled for May 29 at 7 p.m. at Chesterfield City Hall.

The Chesterfield development also comes as homebuilders in the region, such as McBride, are focusing the bulk of their efforts in St. Charles and St. Peters, according to a recent article in the St. Louis Business Journal. McBride is the largest home builder in the St. Louis area with revenue of $201 million in 2012.  

The newspaper also reported that demand for homes is finally starting to tick upwards after slumping significantly during the recession. According to St. Louis Real Estate News, the number of new home permits issued in St. Louis County was up 25 percent in February over the previous year.
