Nevada's Renter Laws 11th Friendliest In America: Study

Laws for tenants in Nevada are quite favorable compared to the rest of the country, according to a recent study.

LAS VEGAS, NV - According to the Census Bureau, Clark County added 47,355 people to its population from July 2016 to July 2017. That's the second highest total of any county in America. Fortunately for those nearly 50,000 new residents, Nevada has some of the best laws in the country for people looking to rent a place to live, according to a recent study by apartment search website RENTCafe.

Nevada was named the 11th most renter-friendly state in America in the study that looked at landlord-tenant laws in all 50 states and Washington, D.C. The study did not consider rent prices, but instead examined laws that regulate renting terms such as security deposits, rent increases, warranty of habitability, repair and deduct policies, withholding rent policies, landlord's access to the property, termination notices for nonpayment, regular termination notices for tenancies at will, termination notices for lease violations, and abandoned tenant property.

According to the study, Vermont has the friendliest renter laws in the country. Delaware, Hawaii, Rhode Island, and Arizona round out the top five. The list names Arkansas as the least renter-friendly state in the country, followed by West Virginia, North Carolina, Georgia, and Wyoming.

Nevada came in 11th on the list, but has some of the friendliest renter laws in the western United States. Only Oregon and Arizona were ranked highest among western states. If you're renting in Nevada, you might not be aware of some laws that put the Silver State just outside the top 10. For example, a landlord must provide at least 45 days notice to increase rent for a month-to-month lease. Also in Nevada, tenants are allowed to withhold rent if a landlord fails to provide essential services; and can deduct any repair costs from the monthly rent.
