Developer Joins Ralph Lauren At Ex-Roche Site In Nutley, Clifton
Prism Capital has moved from Bloomfield to the former Hoffmann-La Roche campus on Route 3. Other corporate tenants include Ralph Lauren.

NUTLEY, NJ — A Bloomfield-based real estate development firm has moved to the former Hoffmann-La Roche campus in Nutley and Clifton.
Last week, Prism Capital Partners announced that it is relocating its headquarters to 200 Metro Boulevard, which is part of the ON3 redevelopment project. Other corporate tenants at the growing campus include Ralph Lauren, which recently moved to 100 Metro Boulevard with about 1,000 of its workers.

“We’re excited to officially call ON3 our home and become an even more active member of the vibrant, growing community,” said Edwin Cohen, principal partner. “The synergy of having all of our team members under one roof is a real plus as ON3 and Prism’s other regional projects move forward.”

Cohen said the firm’s long-term plan is to design and develop a new headquarters building on the ON3 campus.
At 200 Metro Boulevard, Prism has removed the original east-facing marble façade and is replacing it with a new curtain-wall glass exterior. This will match the northern and southern facades, and create enhanced views of the Manhattan skyline. Other renovation work is underway, readying the building for additional future tenants. Outside, Prism is creating a courtyard with communal areas for social and business gatherings, the company stated.

Prism Partners bought the property in 2016, three years after Hoffmann-La Roche vacated the premises. Since then, the revamped site has welcomed a new, four-year school of medicine run by Hackensack Meridian Health and Seton Hall University, as well as other tenants such as Modern Meadow, a biotech company that produces animal-free leather from living cells, and Quest Diagnostics, which is developing a 250,000-square-foot diagnostic testing facility at ON3.
Prism Partners said corporate tenants and users at the site are expected to employ more than 5,500 people by 2021, while the ongoing redevelopment is already creating hundreds of construction jobs.
