Development With 478 Units Proposed For Hoboken's North End

HOBOKEN, NJ — Hoboken-based developer Bijou Properties is proposing the first major project in the city's North End, following the city’s recent adoption of a North End Redevelopment Plan.

The proposal would bring a mixed-use development to the formerly industrial northwest corner of town, with 430 market-rate residential units, 48 affordable units, retail, murals, a City Hall annex, and a public works garage.

“Since we opened our office above the Pilsener Haus Biergarten nine years ago, we’ve not only watched the North End neighborhood develop its own unique vibe," said Managing Partner Larry Bijou, "but we’ve been part of that evolution by hosting the Uptown Farmers Market under the viaduct and bringing in retail tenants like Gravity Vault, Hudson Table, Orale, and the Bwè Kafe/Little City Books collaboration." The project will need city hearings and approvals. "We look forward to listening to and working with Hoboken’s elected officials and community members to create a project that everyone can be proud of," Bijou said.

The proposed project would be anchored by 430 market rate and 48 affordable housing units, more than 12,500 square feet of ground floor retail, and an approximately 75,000 square-foot facility for a City Hall annex and public works garage.

The retail component would be located along 15th Street and Clinton Street, with the City Hall annex and public works garage located on the northern half of the property.

Three floors for 305 parking spaces above the ground level would be wrapped with illuminated, decorative metal screening along with curated, screen-printed artwork designed to be periodically rotated.

As for the art component: The DPW garage wall along Clinton Street would be designed and prepared for painting community art murals with direct engagement from the art community.

Construction of a new public works garage adjacent to the industrial uses on 16th Street would allow the City of Hoboken to vacate and relocate out of its current facility on Observer Highway.

The municipal office space would include an Office of Emergency Management Command Center, expanded office space for the Hoboken Parking Utility, and additional flex office space.

Bijou Properties’s completed projects and retail tenants already in the North End include:

  • Edge Lofts / Clinton (tenant: Hudson Table)
  • Edge Lofts / Adams (tenants: Bwè Kafe, Little City Books, Mile Square Theatre)
  • 333 15th Street (tenants: Gravity Vault, West Elm)
  • 1426 Willow Avenue (tenant: Orale)
