A pair of real estate companies have rolled out their latest effort in Hoboken: 7 Seventy House.
HOBOKEN, NJ — A pair of real estate companies have rolled out their latest effort in Hoboken: 7 Seventy House.
Bijou Properties and Intercontinental Real Estate Corporation recently announced the launch of 7 Seventy House, a mixed-use building at 770 Jackson Street that includes 424 luxury rental residences and about 25,000 square feet of ground floor retail space.
Designed by MHS Architects, the 14-story high-rise tower has multiple terraced setbacks, a glass and brick exterior and a columned entryway. It includes a mix of studio, one-, two- and three-bedroom homes.

Tenants have access to 90,000 square feet of amenities, including a penthouse pool and roof deck with lounge seating, an amenity deck with fire pits and BBQ stations, multiple outdoor gardens, bocce ball court, state-of-the-art multi-level gym, play room, game room, indoor bike storage, on-site dog park, dog grooming room, alcove with co-working lounge and coffee station and a conference room with access to an outdoor deck.
The building was built in conjunction with a brand new two-acre resiliency park donated to the City by Bijou Properties and Intercontinental Real Estate Corporation at the intersection of 7th and Jackson Streets. The initial installation of the park opened this summer and includes a children’s playground, a one-acre green space designed for active and passive recreation uses, a 6,835 square-foot community gymnasium and infrastructure to capture over 450,000 gallons of rainwater.

The second phase of the park’s development – slated to take place in September – will include a one-acre public plaza with stepped seating and tilted lawn panel, play sculpture and a large plaza to accommodate vendors and seasonal markets.
Homes are initially priced from $2,300 per month, with opening incentives that include one-month free on a 13-month lease. Immediate occupancy is available, developers said.
“7 Seventy House offered an opportunity to further elevate Hoboken’s burgeoning west side which has experienced a lifestyle upswing in recent years with a vibrant new mix of retail, dining, parks and public amenities complementing its cultural core at Monroe Center and access to public transportation,” said Larry Bijou, managing partner of Bijou Properties.
Peter Palandjian, chairman and CEO of Intercontinental, said the investment is a unique opportunity to “make excellent risk adjusted returns” for investors while simultaneously creating hundreds of union labor jobs.
Bijou Properties and Intercontinental Real Estate Corporation also recently collaborated on another Hoboken project, Vine at 900 Monroe Street.
