Jersey City Board Approves 6-Story Bergen-Lafayette Building

The mid-rise building at 12-24 Brook St. is steps away from the Light Rail Station and I-78.

JERSEY CITY, NJ — The Jersey City Planning Board approved a six-story apartment building in Ward F's Bergen-Lafayette area on Tuesday.

The project is set for 10 contiguous lots on Brook and Center Streets and the address is listed at 12-24 Brook St. The project includes 80 apartments, 80 parking spaces and about 3,000 square feet of retail "all in compliance with the redevelopment plan," according to the site plan submitted to the planning board. The total square footage is over 148,000.

The mixed-use district of the Bates Street redevelopment area allows for up to 10-story buildings in the area. The site plan originally called for part of the building to reach 10 stories but was amended to have the entire building reach six stories.

The project is being led by Manhattan Building Company, a Jersey-City based firm, and the renderings submitted to the planning board were made by Urban Architecture.

Less than a mile from the Jersey Avenue Light Rail Station and I-78, the ample parking and nearby transportation points to a design and plan with commuters in mind. The building will offer studios through three-bedroom units, with the majority of the units being one and two-bedrooms.

The smallest unit is a studio measuring 452 square feet and the largest is an apartment measuring 1,540 square feet.

Renderings for the building show a delivery center and storage room on the first floor as well as a concierge. An indoor parking garage will be included as well as a building gym and outdoor patio space.
