Morristown Redevelopment: First Tenants Prepare Move To M Station
The office and retail space topped out the first of its two buildings, while welcoming a firm that will occupy much of its office space.
MORRISTOWN, NJ — Morristown's redevelopment efforts hit a new stage, as property owners announced last week that they topped out the M Station East building. The office and retail space also welcomed a tenant: a firm that will occupy several floors of office space.
M Station East is six stories high and will total about 120,000 square feet, including 10,000 square feet of retail space, along with a lobby and business-service area. Professional services firm Deloitte signed a lease for 110,000 square feet to occupy all off the building's office space. The firm plans to relocate from Parsippany to Morristown in the third quarter of 2021.
M Station broke ground late last year. The endeavor will replace the Midtown Shopping Center strip mall and parking lot by the Morristown Train Station.

"Each day we are getting closer to delivering a future workplace that will attract leading-edge companies to Morristown’s downtown, invigorating area businesses and activating the streets during the daytime," said Steve Pozycki, CEO of SJP Properties. SJP is developing the buildings in partnership with Scotto Properties.
M Station West will feature 253,000 square feet of office and retail space across seven stories. The firms will begin construction once an anchor tenant occupies at least one full floor. SJP is currently marketing available space.

A 1,000-car parking structure that bridges both buildings will get constructed in two phases. The structure will include public parking for the development's on-site retail. Developers set both buildings back 45 feet from Morris Street to create a pedestrian promenade and two public plazas.
Last fall, Morristown's council voted 6-1 to approve a 30-year trax break for the M Station project. Officials said M Station will bring in more than $1 million per year for the town — 4.5 times more than the current revenue — with minimum payments increasing over 30 years. The project will contribute $2.5 million to Morristown's affordable housing trust fund.
Many businesses pushed out of the shopping plaza have relocated within town, including Cluck-U, Macho Nacho and Midtown Wine Merchants.
