5-Story Ridgewood Office Building on the Market for $5.2M

A five-story, 24,000-square-foot Ridgewood office building is now on the market at a price of $5.2 million, according to real estate listings.

The Lincoln Building at 45 N. Broad Street has ground level retail space below local lawyers and an office of Microsoft, said a real estate announcement from Marcus & Millichap Real Estate Investment Services published on Northjersey.com.

Posted real estate listings for the property say the building has long-term tenants but that short-term leases will offer "flexibility" for the new owner.

Listings for the property note the proximity to mass transit and a location within the village’s shopping district. One listing also stated that it is located half a block from a proposed new high-density residential zone, “further enhancing the value” of the property.

According to listings, the annual tax bill is in the ballpark of $61,000, with a rental price per square foot of $216.
