"Duplex Housing District Ordinance" Bad for Park Avenue and Whole of River Edge

The Park Avenue Residents do not want our residential neighborhood changed by this far reaching arm of government. We feel the process is flawed by having a vote during a School break for which I and other neighbors have to change vacation plans to be available on Feb 19, 2013  8pm meeting.

The three days notice in December before the final vote and no transparency of this entire issue all along. Causes us, the residents and Voters to believe the change is already cast!

The Builder knew that the economy was declining. $ 650,000, Five bedroom houses on Park would be a mistake. No matter what the tax structure was or will be in the future.

The feel of our “oldest neighborhood” is smaller three bedroom houses.

And is residential R1 zoned for that use.

The Builder has been visiting many of the neighbors these past two weeks, to ask that we take care of his hardship and poor business decision. Not to fight his project!  As well, as the other builder’s projects that are to follow in the whole neighborhood, if this spot zoning ordinance is approved. 

This will decrease our Quality of Life. Doubling the Density!

Parking, Traffic, Noise and Pollution. As well as the possible increase of flooding to our New Milford Neighbors below, with the loss of impervious land used from this doubling. Not mentioned as well, in the Towns Planner report paid indirectly by this Builder.

Adding unnecessary tax burdens for us all, as the increase enrollment too, are already full Schools.

Yes, there is a small apartment house that is on Park Avenue. There are Two Family houses sprinkled throughout River Edge that were legal and illegal. Just for that reason, does not mean a total disregard to the majority of our housing stock of single family housing.

Our neighbors know this and our Town Council should as well. This action is bad for everyone in our Town.
