Bayside Is Queens' Priciest Area For Retail, Office Space: Study

Bayside is the most expensive neighborhood in Queens for commercial space, according to a real estate firm's new data analysis.

BAYSIDE, QUEENS — Bayside is the most expensive neighborhood in Queens for office and retail space, according to a new data analysis by a commercial real estate brokerage.

The median sale price for commercial space in Bayside was $3.75 million this year, the Metro Manhattan report found.

There were twelve commercial sales in Bayside that closed between January and October 2019 — the time period that Metro Manhattan used for its report — for a combined total of $45 million in sales.

At the top of that list was the sale of the North Shore Tennis & Racquet Club to a shell company for $12.25 million in May, which the Queens Courier previously reported as a controversial deal among the club's vested members.

Metro Manhattan's report, released Tuesday, lists the 30 most expensive streets and neighborhoods for commercial real estate sales in 2019. Streets and neighborhoods where there were fewer than 10 commercial sales were excluded from the analysis, the report says.

The priciest neighborhood was Manhattan's Financial District, where the median sales price was nearly $44 million, according to the report.

Bayside was the only Queens neighborhood to make the list, ranking at 19th, just below Mott Haven/Port Morris in The Bronx.
