BED-STUY, BROOKLYN — A lot on Atlantic Avenue might soon be rezoned to make way for a 17-story building with more than 400 apartments, records show.

Developers have filed an application to change zoning at the 1045 Atlantic Ave. property — which is home to a low-rise industrial building — to build the high-rise, which will also have room for retail and office space, records show.

The application was certified by the City Planning Commission this month and will soon face the local community board, according to the Zoning Application Portal.

The 17-story building will bring 426 units of housing under the city's Mandatory Inclusionary Housing program, meaning a portion will be designated as affordable.

There will also be 63,000 square feet of commercial use in the building, the records show.

Of that, around 34,500 square feet will be used for retail space and another 28,300 will go to office space, New York YIMBY reports. A community facility, likely a childcare space, will take up just under 9,000 square feet of the building, according to the outlet.

The project also includes an underground parking lot for up to 152 cars, YIMBY reports.

According to YIMBY, the developer behind the project is Totem, which recently rezoned a lot on Fourth Avenue in Sunset Park to make way for a similar 14-story mixed-use building. That building sparked fierce debate about affordable housing in the neighborhood, but ultimately won the support of elected officials and the local community board.
