Bed-Stuy Housing Market Riddled With Listings Near Construction
A Localize.city analysis found 27 percent of available Bed-Stuy homes are within 160 feet of an active construction site.
BEDFORD-STUYVESANT, BROOKLYN — Renters looking for a new apartment in Bed-Stuy have an approximate one-out-of-three chance of picking home near a noisy construction site, new data show.
Bed-Stuy has turned into a "hot-bed of construction" with roughly 27 percent of homes on the market within a football field's distance of an active construction site, according to Localize.city, a home search platform that analyzes the New York City housing market.
“Brooklyn is often considered a quieter alternative to the bustle of Manhattan," said Localize.city data scientist Nir Gonen. "But moving to Kings County might not necessarily bring you peace and tranquility, at least in the near term as the borough’s building boom continues."

The Localize.city analysts warned home hunters who visit possible new pads at night or on weekends to investigate the block before signing a lease.
"They might miss the construction site down the block," the report reads. "Even worse, they might only find out about new construction after moving in because the project hasn’t started yet."

Bed-Stuy is Brooklyn's second buzziest neighborhood and was bested only by East Williamsburg with 34 percent of its available homes located within 160 feet of active construction, data show.
Greenpoint came third with 23 percent, Prospect Lefferts Gardens was fourth with 21 percent and Bushwick fifth with 20 percent.
"Brooklyn is a great place to live," the report concludes. "But it’s popularity might make it harder to get a good rest."
