Brooklyn Affordable Apartments Up For Grabs For As Little As $667

Nearly 100 new apartments on Fulton Street hit the affordable housing lottery on Monday, some for those making as little as $25,000.

BED-STUY, BROOKLYN — Nearly 100 new apartments have hit the affordable housing lottery in Brooklyn, some for as little as $667 per month.

The lottery for the building known as The Garnet on Fulton Street opened on Monday, offering up 94 studio, one-bedroom and two-bedroom spots in its 11-story building.

"The launch of the Garnet's affordable housing lottery is something we've looked forward to for months," said Joseph Ferrara, principal of the building's developers, BFC Partners. "At a time when the city is facing a critical housing shortage, projects like this are more important than ever, and with the community preference, we are not just bringing more housing to the city and neighborhood, but to the residents of Bed-Stuy specifically."

A portion of the units will go to those making 50 percent of the area median income, or at least $25,372 per year. At that income bracket, there are six studio apartments for $667 per month, nine one-bedroom spots at $848 per month and six two-bedroom apartments for $1,027 up for grabs.

The building is also offering up a slate of apartments for those making 100 percent and 150 percent median income.

At the 100-percent rate, applicants should make at least $43,098 per year to apply for the six studio units, $65,520 per year for the 11 one-bedroom units and a combined $65,520 per year to apply for the six two-bedroom units that are available.

The 150-percent rate requires at least a $64,560 salary for the studios, $80,915 for the one-bedrooms and a combined $97,715 for the two-bedrooms. There are 12 studio spots, 22 one-bedroom spots and 16 two-bedrooms spots available at this rate.

The Garnet features a 24-hour attended lobby, a landscaped outdoor terrace, a fitness center, a children’s playroom and washer and dryer facilities on each floor.

It is found at 1620 Fulton St. near the Bed-Stuy and Crown Heights border.

A percent of the affordable units are set aside for city employees, those who live in Community Board 3's district and those with mobility or vision and hearing disabilities.
