EAST NEW YORK, BROOKLYN -- Brooklyn's residential development boom is happening fastest in East New York, according to a new study.

Analysts from the New York-based real estate site found that East New York ranked second in a list of 20 New York City neighborhoods with the highest number of permits filed for residential units in the past year, and where construction is about to commence at a "furious pace."

East New York also ranked 17th in the list of top 20 neighborhoods with 682 permits to build residential units pending.

After examining new residential building applications submitted to the Department of Buildings between 2010 and 2018, analysts predicted that East New York will see an uptick in new apartments opening in 2021 and beyond.

The report — which noted East New York is also slated to get a new 1,000-seat school, the borough's largest state park and a new community center — suggested Mayor Bill de Blasio's Mandatory Inclusionary Housing program was the cause of the boom.

East New York was the first neighborhood to be rezoned under the mayor's controversial initiative, which allows for larger residential buildings if developers agree to a set number of affordable housing.

"Many longtime residents expressed concerns about displacement," analysts noted. "Locals worry that even rents for new 'affordable' housing will not actually be affordable for many families already living there."
