East New York Is 'Where It's At,' Real Estate Analysts Say

With a new state park, free pre-K and thousands of new apartments on the way, experts say East New York is a neighborhood to watch.

EAST NEW YORK, BROOKLYN -- East New York's recent real estate boom and a soon-to-open waterside state park make it a top neighborhood to watch in 2019, according to real estate experts.

The eastern Brooklyn neighborhood is one of nine chosen by data scientists at the real estate website Localize.city, who say an uptick in development make East New York "where it's at."

“The new year could be the beginning of a slew of new housing,” Localize.city urban planner Beth Kancilia said. “There had already been a steady uptick in plans filed over the last few years."

Kancilia also pointed to the upcoming opening of Shirley Chisholm State Park, which will be the largest state park in New York City, as a major draw for potential residents.

There are more than 2,264 apartments in 44 building currently under construction in the neighborhood, where rental prices remain reasonable at about $1,600-per-month for a one-bedroom, analysts found.

And East New York is slated to become more kid-friendly with new upgrades to Sperandeo Playground and City Line Park, including a rock climbing area and basketball court, a new 1,000-seat school on Atlantic Avenue slated to open in 2020 and free pre-K for 3-year-olds expected to kick off in School District 19 in September, experts said.

East New York was the sixth of nine top neighborhoods on the list and one of three Brooklyn neighborhoods, including downtown Brooklyn and Greenpoint, that made the cut.

Astoria, Queens topped the list, Hudson Yards in Manhattan came second and Melrose in The Bronx ranked third.
