Brooklyn's 1-Bedroom Rents Rising Fastest In Boerum Hill: Study

Prices are still cheaper than some waterfront spots, but have gone up faster than any other neighborhood so far this year.

BOERUM HILL, BROOKLYN — One-bedroom renters can still likely save as much as $1,000 by apartment hunting in Boerum Hill instead of some of its pricey waterfront neighbors, but that could be on its way to changing, a new study shows.

Boerum Hill's one-bedroom rent prices went up more than any other neighborhood in the borough so far in 2019, according to a study by the listing website Zumper. The neighborhood's median prices rose 10 percent, followed closely by Canarsie, which saw its rents go up by 9 percent in the last quarter.

The increase put Boerum Hill among some of the most expensive spots in the borough with median one-bedroom rents costing $2,900. The least expensive in Brooklyn fell about $1,400 cheaper in Canarsie, despite its 9 percent jump.

But, it still is cheaper than several waterfront spots including Williamsburg, Dumbo, Vinegar Hill, Brooklyn Heights and at least two of its landlocked neighborhoods, such as Fort Greene and Downtown Brooklyn. Among those neighborhoods, Dumbo still ranked the priciest, with a median one-bedroom rent clocking in at $3,990, the map shows.

The study mapped the median rents for a one-bedroom apartment this spring in neighborhoods across Manhattan, Brooklyn and The Bronx. The maps, published April 23, show relatively affordable rentals could still be found in some far-flung areas.

Canarsie's cheapest Brooklyn one-bedrooms came in with a median rent of $1,500, the map shows.

Citywide, Washington Heights had Manhattan's cheapest one-bedrooms with a median rent of $1,770 and Hunts Point had the Bronx's cheapest option with a $1,400 rent.
