Carroll Gardens Brings BK Into U.S.'s Priciest Zip Code List

CARROLL GARDENS, BROOKLYN — Part of the borough has gotten so pricey that it has brought Brooklyn into a ranking of the 100 most expensive zip codes in the United States, a new study shows.

Carroll Gardens and Red Hook's 11231 zip code was one of 10 New York City spots that landed on PropertyShark's list of regions where buying a home costs the most, which the real estate website released this week.

The researchers said that a 28 percent price increase in Carroll Gardens homes over last year was what brought the zip code into its 95 spot, the first time any Brooklyn zip code made it into the top 100. Carroll Gardens and Red Hook reached a median sales price of $1.45 million, the report said.

The results shouldn't come as too much of a surprise given that Carroll Gardens also broke into the top 10 most expensive New York City neighborhoods just this year.

The Brooklyn zip code's price point tied 11231 with another NYC zip code in the Upper West Side. The most expensive New York City spot in the ranking was TriBeCa and the Financial District, which took the fifth most expensive spot in the country at a median $3.9 million price.

California dominated the 125-code list with 91 winners— Atherton took first with a $7 million median sale price — but New York State came in second for pricy zips with 18 high-price regions, the study shows.

All New York State's high-priced zips clustered in or near the city with 10 codes in Manhattan and Brooklyn, seven in Long Island and one in Westchester.

PropertyShark analysts looked at sale prices of condo, co-ops, houses, and two-family buildings across the nation between Jan. 1 and Nov. 5 to determine which zip codes were priciest.
