Carroll Gardens Is Now One Of 10 Most Expensive NYC Neighborhoods
The Columbia Street Waterfront passed Dumbo as BK's most expensive neighborhood and Carroll Gardens landed in the top 10 for the first time.

CARROLL GARDENS, BROOKLYN — There's a new pricey waterfront neighborhood in town. The Columbia Street Waterfront District has surpassed Dumbo as Brooklyn's most expensive neighborhood in 2019, with its neighbor Carroll Gardens also making its way onto the top 10 list for the first time.
The first 2019 list of the city's 50 most expensive neighborhoods was released this week by Property Shark, which analyzes the median home sale prices four times each year.
Compared to this time last year, there were five new neighborhoods in the top 10 on the list, including Columbia Street Waterfront District in the number eight spot and Carroll Gardens rounding out the list at number 10.

The Columbia Street Waterfront edged out Dumbo, which came in ninth place, for the Brooklyn neighborhood that made it the highest on the list. Last year Dumbo was in fifth place, but had a large drop in its prices, the study said.
"DUMBO prices declined 25 percent year-over-year, landing the neighborhood on the 9th position with a median sale price of $1.48 million," the study said.

The Columbia waterfront had a median home sale price of $1.49 million, landing it just below Central Midtown.
Carroll Gardens, which was in 13th place at this time last year, saw median sale prices go up 8 percent. It reached $1.4 million on this list.
Other parts of the 2019 list were less surprising. TriBeCa and SoHo stayed in the top two positions. The borough with the most expensive neighborhoods was still Manhattan, with 22 spots on the top 50, mostly toward the top of the chart.
Some other Brooklyn neighborhoods that made their way onto the top 50 — which actually turned out to be 54 total due to several ties — were Manhattan Beach in 14th, Greenpoint in 15th, Gowanus in 19th and Boerum Hill in 21st.
Manhattan Beach's spot this year was one of the larger jumps from 2018. The neighborhood's prices surged 35 percent year over year, moving it from number 30 to number 14.
