Controversial Flatbush Ave. Development On Its Way, Records Show
A month after a lawsuit against the Boerum Hill-Fort Greene site was settled, developers are starting to put in permits for its 3 buildings.

BOERUM HILL, BROOKLYN — Permits are rolling in for a controversial Flatbush Avenue project that will bring three new buildings to the border of Boerum Hill and Fort Greene, about a month after a lawsuit against the project was settled.
Permits for two buildings that will make up the 80 Flatbush Ave. development were filed within the last few weeks as demolition on the property that started earlier this year wraps up.
The project — which will bring three new buildings and renovate two others on the plot of land between Flatbush Avenue, Third Avenue and State Street — had passed City Council last year but faced a lawsuit from Boerum Hill neighbors who worried how two towers included in the plans would disturb their quiet brownstone neighborhood. The lawsuit was settled in September.

The recently-filed permits include one of the two towers neighbors had worried about, a 40-story building that will bring residential, commercial and community space to 100 Flatbush Ave, according to records.
The tower's 374,336 square feet will include 209,539 square feet for residential space, 111,000 square feet for commercial space and 102,451 for community facility space, according to records and New York YIMBY. It will have 262 residences.

The second building, a nine-story space with an address at 489 State St., was submitted by the New York City Educational Fund, a branch of the Department of Education, since it will house the school space planned for the site.
Supporters of the 80 Flatbush Ave. project had touted its ability to provide space for two schools as a reason for it to move forward. The project will help fund new public school seats and help the Khalil Gibran International Academy, which is currently housed in one of the older buildings on the property, get the new space it needs, officials said.
Overall, the Flatbush Avenue development will include the two schools, retail and office space and 900 apartments, 200 of which would be affordable units.
