Home Buyers: BoCoCa Nabes Make List of 10 Most Expensive Brooklyn Markets
Boerum Hill, Cobble Hill and Carroll Gardens were on the borough's top ten most expensive list.

BOCOCA, BROOKLYN — Boerum Hill, Cobble Hill and Carroll Gardens were all among the ten most expensive residential markets in Brooklyn this year, according to a new study.
Real estate data firm PropertyShark took a look at the sales of single-family homes, coops and condos that closed in the borough between Jan. 1 and Dec. 13.
Carroll Gardens came in as the third most expensive home market in Brooklyn. A total of 66 sales had a median sale price of $1,208,450, down 2 percent from 2015.

Boerum Hill was fourth on the list: its 75 sales had a median sale price of $1,088,000, up 16 percent from 2015.
And Cobble Hill came in sixth, with 70 sales bringing in a median sale price of $997,500, down 14 percent from 2015.

Of course, all three areas turned out to be a bargain compared to Dumbo, the borough's most expensive neighborhood, where 113 sales fetched a median sale price of $2,010,000 this year, an increase of 44 percent from 2015.
And of course, nothing tops TriBeCa, the most expensive neighborhood in the city, where 436 properties sold for a median price of $4.15 million, up 19 percent from 2015.

- #2: Gowanus — Median sale price: $1,213,000, up 68 percent from 2015. Sales: 52
- #3: Carroll Gardens — Median sale price: $1,208,450, down 2 percent from 2015. Sales: 66
- #4: Boerum Hill — Median sale price: $1,088,000, up 16 percent from 2015. Sales: 75
- #5: Prospect-Lefferts Gardens — Median sale price: $1,074,500, up 54 percent from 2015. Sales: 41
- #6: Cobble Hill — Median sale price: $997,500, down 14 percent from 2015. Sales: 70
- #7: Park Slope — Median sale price: $979,500, up five percent from 2015. Sales: 416
- #8: Manhattan Beach — Median sale price: $915,804, down 8 percent from 2015. Sales: 66
- #9: Greenpoint — Median sale price: $915,000, down 1 percent from 2015. Sales: 53
- #10: Mill Basin — Median sale price: 912,500, up seven percent from 2015. Sales: 56
