13-Story Flatbush Development Gets Community Board's Vote

Developers got the go-ahead from Community Board 14 Monday night to build a 13-story building on Flatbush Avenue.

FLATBUSH, BROOKLYN — Local representatives approved developers' plans this week to build a 13-story high-rise on Flatbush Avenue near Brooklyn College.

Community Board 14 members voted unanimously Monday night to support development plans for 1640 Flatbush Ave., which stands between the Triangle Junction shopping center on Avenue H and Brooklyn College.

Developers from SL Green Realty are seeking permission to rezone three lots to allow for a 13-story building with two commercial spaces on the ground and second floors and 34 units of "affordable" housing available through the city's Mandatory Inclusionary Housing program, members said.

Members asked developers to consider residents' concerns — including about the building's shadow, its affect on Aurelian Court traffic and the limited number of affordable housing units offered — which were raised at a public hearing last week.

And a representative from Jumaani Williams' office said the Flatbush city councilman will encourage developers to offer 25 percent of the units to people earning 60 percent the area median income and between 10 and 40 percent to those earning 100 percent of the AMI.

As part of the Uniform Land Use Review Procedure, or ULURP, application process, developers will next present their plans at a Brooklyn Borough Hall Uniform Land Use Review Procedure Public Hearing slated for Dec. 17 at 6 p.m., city records show.

Owner Oren Sauberman purchased the property, formerly a BP Gasoline station, for $6.8 million in March 2015, city records show.
