Developers Plan 13-Story Flatbush Avenue High-Rise, Records Show
Developers will present plans rezone a Flatbush Avenue lot for a 13-story mixed-use building Wednesday night, city records show.

FLATBUSH, BROOKLYN — Developers who hope to rezone Flatbush Avenue near Brooklyn College will present plans for a new high-rise building at a public hearing Wednesday night, records show.
Owners of 1640 Flatbush Ave., a lot that stands between Aurelia Court and the Triangle Junction shopping center on Avenue H, have requested permission to rezone for a 13-story building with apartments and retail space, city records show.
The proposed building would include two commercial spaces on the ground and second floors and 34 units of "affordable" housing available through the city's Mandatory Inclusionary Housing program, according to a meeting agenda.

The proposal requires rezoning 1640 Flatbush Ave. — formerly a BP Gasoline station which Oren Sauberman and SL Green Realty purchased for $6.8 million in March 2015 — as a C4-4D commercial district, and portions of 3111 Aurelia Court and 850 East 31st St. as R6 residential zoning districts, according to city records.

As part of the Uniform Land Use Review Procedure, or ULURP, application process, developers will present their plans at a Brooklyn Community Board 14 public hearing at 810 East 16th St. at about 7:45 p.m. Wednesday night, city records show.
Neighborhood residents are encouraged to attend.
