One Of Largest Sales In Recent History Unfolds In East Hampton

EAST HAMPTON, NY — One of the largest sales in recent history unfolded in East Hampton Friday when a 6.7 acre parcel once belonging to a philanthropist and former president and chairman of the board of the Union Pacific Railroad sold for $55 million, according to Douglas Elliman.

The estate, located at 26 and 32 Windmill Lane in East Hampton was built for James Evans, who built the compound in 1989; his family inherited it after his death in 2015, Douglas Elliman said.

The estate, co-exclusively represented by Paul Brennan and Martha Gundersen of Douglas Elliman, and Valerie Smith and Frank Newbold of Sotheby's, comprises two parcels — including one with a 5,500-square-foot, five-bedroom, six-bath main house on designed by architects Zwirko & Ortmann, which is sited on 5.4 acres, and a separate nearly 1.3-acre parcel with a four-bedroom, two-and-a-half-bath guest house with pool.

"Walls of windows and outdoor living spaces offer 180-degree ocean views at the compound, which offers the unique possibility for easy expansion and development without going through the variance process," Douglas Elliman said.

Options include adding a north-south-facing tennis court and a 60-foot-long ocean side pool. Zoning also allows for an approximately 12,500-square-foot new house with a full finished lower level to be built on the primary lot, and a new, approximately 6,000-square-foot cottage with a full finished lower level to be built on the secondary lot.
