231 Affordable Flushing Apartments Hit NYC Housing Lottery

The city opened its affordable housing lottery on an entire eight-story complex, including 66 units set aside for seniors, on Thursday.

FLUSHING, QUEENS -- An eight-story complex complete with a rooftop farm, solar panels and more is slated to open early next year in downtown Flushing, and all 231 of its apartments are up for grabs in a housing lottery.

The city began accepting applications Thursday to fill One Flushing, an entirely affordable development slated to open at 133-45 41st Ave. in January 2019. The complex has even set aside 66 studio and one-bedroom units for seniors ages 62 and older that cost between $548 and $759 per month, city records show. For everyone else, monthly rates start at $865.

Filling nearly a whole block between Main Street and College Boulevard, One Flushing offers studio through three-bedroom apartments to people making between $20,675 and $157,300 annually, city records show.

Asian Americans For Equality partnered up with Monadnock Development and Hellenic American Neighborhood Action Committee to create the affordable housing complex and offer a handful of community resources, said the nonprofit's Interim Executive Director Doris Koo.

“This innovative project will provide desperately needed low- and middle-income housing, including low-income senior housing, on-site wellness and educational programs, vibrant community programming and new opportunities for Flushing's small businesses to flourish," Koo said.

Senior apartments are open to one person making between $20,675 and $36,550 annually or couples with a combined yearly income of $41,750, city records show.

The remaining units are available to those earning 60, 100 and 130 percent of the area median income. City records show 16 studios for $865 - $1,321 per month, 68 one-bedrooms from $929 - $1,660, 56 two-bedrooms for $1,121 - $1,999, and 25 three-bedrooms for $1,289 - $2,302.

Among the building's amenities are a 24-hour doorman, a children's playroom, a gym, rooftop terraces and a rooftop resident-run garden, according to its NYC Housing Connect listing. The roof will also boasts a 134kW solar array, which its developers claim is the largest on any multifamily complex to date.

One Flushing will feature 15,000 square feet of additional community space, a 25,000-square-foot retail space and a 156-car public parking garage, developers said. HANAC will offer services such as adult daycare.

"One Flushing is a new model for New York to build affordable, diverse spaces where communities support themselves and each other," said Frank Dubinsky, vice president of Monadnock.
