People Making $135K Can Apply For These 'Affordable' Queens Units
Nearly half of the 21 'affordable' apartments available at The Maya in Jamaica Estates require applicants make more than the city's average.

JAMAICA ESTATES, QUEENS -- A new batch of "affordable" apartments has hit Jamaica Estates' housing market, but nearly half of them require applicants to make more money than the city's average.
There are 21 apartments at The Maya up for grabs on the NYC Housing Connect website until Aug. 10, but 10 of those "affordable" units in the eight-story luxury building at 177-30 Wexford Terrace are only available to applicants who earn between $81,000 and $135,00 per year, city records show.
Just four apartments are available to applicants earning below the area median income, according to the NYC Housing Connect listing. Two studio units are available at $1,480 per month to a person earning $50,743 - $95,030 a year. Two one-bedrooms are available at a monthly rate of $1,685 to either one person making between $57,771 and $95,030 or two people with a combined income up to $108,550.

Seven units are available to applicants earning the area's average income. There are six one-bedroom apartments at $1,881 per month for a person netting $64,491 - $95,030 or two people earning a combined $108,550. A two-bedroom apartment is also up for grabs at a monthly rate of $2,270 to groups of two, three or four people earning between $77,829 and $135,590 per year.
The remaining apartments are available to groups of two, three and four with yearly incomes between 105 and 115 percent of the area average - aka between $81,840 and $135,590. They cost between $2,387 and $2,622 per month.

The Maya's 21 'affordable' apartments make up only a fraction of the luxury rental's 68 units, whose bedrooms are spacious with a “unique European feel” and kitchens feature new stainless steal appliances, according to the developer's website.
Residents will each have access to private balconies and the rooftop terrace, according to the listing. The building also offers a fitness center, indoor and outdoor parking, storage and smartphone-operated laundry - but those may cost extra.
NYC Housing Connect also notes the apartment complex is within walking distance from E, F, Z and F trains and these bus stops: Q1, Q2, Q3, Q17, Q36, Q43, Q76, Q77, X68
