RE Blogger Advises Homeowners to Get COs before Listing a House

Having no certificates of occupancy for home improvements could turn potential buyers off to your listed home, says Jackie Connelly-Fornuff, a Lindenhurst blogger and real estate agent .

Lindenhurst real estate agent and Patch Blogger Jackie Connelly-Fornuff recently advised homeowners putting their homes on the market to make sure they have their COs in order before doing so.

"A CO means Certificate of Occupancy. When you receive one this means that the town/village says you're in compliance with their building codes and the dwelling is suitable for occupancy," wrote Connelly-Fornuff, who's an agent with Century 21 AA Realty.

"Sellers are responsible for getting a CO. If not, then buyers are faced with getting one themselves, but most banks want a CO in place before closing," she continued.

She said if homeowners looking to sell their homes don't have these for improvements they've made to their homes, then it could turn buyers away from purchasing said homes.

"When buyers are buying a home and they find out some improvements don't have a CO, they may not buy the house at all because those improvements will raise the property taxes, and no one knows by how much until the CO is issued and the home is reassessed," she added.
