LOWER EAST SIDE, NY — After reports of a luxury condo glut across the city, a new study now says the Lower East Side's Extell Tower has sold the most condos of all residential buildings in New York City.

One Manhattan Square, the 80-story tower on Cherry Street in the Two Bridges neighborhood, sold 217 residences through October of this year, according to an analysis released by PropertyClub this week.

"Just as it was in our half-year round-up, One Manhattan Square is the best-selling residential project in New York City," PropertyClub wrote.

The luxury tower, still under-construction, sold a total of $382 million worth of units, with a median sales price of $1.48 million. Extell Development also launched a "rent-to-own" program earlier this year in its tower to draw prospective buyers, with one-bedrooms starting at $4,000 a month.

Other buildings that made the top five include 15 Hudson Yards, GALERIE in Queens, The Greenpoint in Brooklyn, and 111 Murray Street in Tribeca.

Though Extell Tower was number one in terms of units sold, 220 Central Park South sold more than $1 billion worth of apartments through October. That sum included 39 apartments with a median sales price of $22.8 million, according to PropertyClub's study.
