35 Affordable Midtown Apartments Hit Lottery; Rents Below $1K

The apartments, in a new building in Chelsea, have rents as low as $995 per month.

MIDTOWN MANHATTAN, NY — Nearly three dozen affordable apartments in Chelsea became available this week through the city's housing lottery, offering rents as low as $995 in the normally-pricey neighborhood.

The 35 units at 225 West 28th St., a new building known as Maverick Chelsea, range from studios to three-bedroom apartments.

About a third of the apartments are reserved for those making 70 percent of the area median income — at least $34,115 for a single person, or up to $71,680 for a three-person household.

The remaining units are open to those making 80 percent AMI — at least $41,418 for a single person, or up to $112,800 combined for seven people.

The four studio apartments will be rented out for just $995 per month. The building's highest listed rent is $1,681, for the two three-bedroom apartments.

Tenants will have access to high-end kitchen appliances, a gym, outdoor areas and a children's playroom, according to the listing on Housing Connect.

Half of the units will be set aside for residents of Community District 5. The developer is slated to receive tax breaks for the building.

The deadline to apply online is April 5, 2021.
