Affordable Hell's Kitchen Apartments Hit City Housing Lottery

The new condo building on West 43rd Street has apartments for sale under $200K. Here's how to apply.

HELL'S KITCHEN, NY — Nine new apartments in a Hell's Kitchen are available for sale through the city's housing lottery, offering a rare homeownership opportunity on the West Side of Manhattan.

The apartments are part of Charlie West, a new condominium building on West 43rd Street between 10th and 11th avenues.

Listed this week on the city's housing lottery website, the deadline to apply is May 10.

The listing includes five two-bedroom units and four one-bedroom apartments. To be eligible, applicants must meet the city's income requirements and asset limits.

Those requirements vary for each listed unit. The cheapest available apartments are the one-bedrooms, which will sell for $177,761 each. To be eligible, applicants must have incomes between $46,595 and $52,668 as a single person, or no more than $67,662 combined for three people.

The two-bedrooms are selling for between $206,000 and $208,000. Applicants must make a minimum $55,914 for two people a couple, or up to $81,207 for a five-person household.

Half of the apartments are reserved for residents of Community Board 4. Buyers must be able to pay 10 percent of the purchase price as a down payment.

The city will host information sessions on Tuesday, April 27 from 6 p.m. to 7:30 p.m. over Zoom (meeting number 129 675 5469; password BbE7vXRyN94). Attendance is not required to purchase one of the condominiums.

People can apply online or by mail, with applications postmarked by May 10.

The affordable apartments were created through the city's mandatory inclusionary housing program, in which new developments in a rezoned neighborhood must set aside some units as affordable.
