Developer Plans New 17-Story Office Tower In Midtown

The new development will be located on Third Avenue between East 44th and 45th streets.

MIDTOWN MANHATTAN, NY — Developers have filed plans with the city Department of Buildings to construct a new 17-story office tower in Midtown Manhattan.

The 198-foot-tall development will be built on a site on Third Avenue between East 44th and 45th streets, according to building plans. The new tower will house 35,587 square feet of office space, according to building plans.

The new building appears to be in the mold of the standard Midtown Manhattan office tower. The first floor will be home to offices and an elevator lobby and the rest of the building will hold solely office space. The building's mechanical rooms will be located in a cellar, according to building plans.

The developer behind the project is listed as an entity named Third Avenue Partners LLC. The firm Demmerle Design is listed as the new building's architect, according to plans filed with the city.

A five-story building was formerly located on the development site, according to city records. Plans to fully demolish the existing building were filed with the city Department of Buildings in 2015. In 2015 plans were filed to construct a 25-story hotel building on the site, but they appear to have been abandoned in favor of the current 17-story office tower proposal.
