Hudson Yards Named 2019 Neighborhood To Watch: Study

The neighborhood on Manhattan's west side has seen a massive amount of development in recent years, leading up to many 2019 openings.

HUDSON YARDS, NY — Years of frenzied development at Manhattan's Hudson Yards are leading up to a 2019 that will see multiple high-rise developments open up on the west side neighborhood.

Hudson Yards was named one of New York City's 2019 "Neighborhoods to Watch" in a new study by Localize.city that determines which city neighborhoods will be most appealing to New Yorkers looking to move in the next year.

The data analysts at Localize formed its list by identifying the neighborhoods that will see an influx of new apartments, office spaces, cultural attractions and transit improvements in the coming year.

“Not only are thousands of new apartments — including a lot of affordable units — opening in several neighborhoods throughout the boroughs, this year will also see the culmination of many projects that will make areas more livable, from transit and park upgrades to new schools and cultural attractions," Localize.city urban planner Beth Kancilia said in a statement.

With a median one-bedroom asking rent of $3,475 per month, Hudson Yards is one of the priciest neighborhood's to make Localize's list — second only to the Financial District's median rent of $3,900.

Despite the price, a number of high-profile openings will make 2019 a busy year for Hudson Yards. Many of the mega-developments in the works since a 2005 rezoning of the area will debut in the coming year, including an office tower and hotel at 30 and 35 Hudson Yards and a 67-story office tower at 1 Manhattan West, according to the Localize study. The area will also see an influx of high-end retail when The Shops and Restaurants opens in March.

“While the Hudson Yards mega-development may seem like old news, 2019 will be its biggest year yet," Kancilia said in the report. "By the spring, 15 Hudson Yards will offer the development’s first residences — for those who can dish out at least $4 million."

There are also 1,003 apartment units currently under construction in Hudson Yards in just four buildings, making it one of the densest neighborhoods to make Localize's list.
